Services

Four things Ivan is called out for

Emergencies any hour, planned work usually booked within the week. Every job is priced before anything starts. Open any service for the detail.

Plumbing

Planned visits for landlords, agents and blocks. Valves freed off, wastes cleared, seals checked, and a written report of what will need doing next year.

  • Scheduled or one-off visits
  • Change-of-tenancy checks
  • Communal risers and plant rooms
  • Priority in the diary

HIU Specialist

Heat interface units in flats on communal heat networks. Lukewarm water, heating that drops out, noise — diagnosed properly rather than blamed on the building.

  • Danfoss, Evinox, Alfa Laval, SAV
  • Plate exchanger descaling
  • Annual service with readings
  • Repair before replacement

Heating

Radiators, controls, power flushing, cylinders and the cold spots nobody can explain. Most of it is the system rather than the heat source.

  • Radiators, valves, balancing
  • Power flushing with readings
  • Thermostats and zoning
  • Cylinders and underfloor

Electric Boilers

For flats with no gas supply. Sized on the rooms and on what the electrical supply will actually carry, installed with a qualified electrician.

  • Survey before anything is ordered
  • Supply and consumer unit checked
  • Repairs: elements, contactors
  • Honest running-cost comparison

Book or ask

Two ways to get started

Take a time straight out of Ivan's diary, or send three details and he rings you back. Both are free and neither commits you to anything. If water is coming in right now, ring instead — it is quicker.

Book a visit yourself

For a survey, a quote, or anything you are planning. About an hour on site, and no obligation.

The booking calendar is run by Cal.com, which sets its own cookies in your browser. It stays off until you turn it on — the form beside it and the phone work without it.

Calendar not loading? Open the booking page in a new tab.

Water coming through a ceiling right now? Don't fill in a form.

Or send a photo on WhatsApp — half the time a job can be priced without a visit.

Or tell us about the job

Three details and Ivan rings you back, usually the same day.

Recent work

Three jobs, and how they were worked out

Every photograph below was taken by Ivan on his own jobs — nothing bought in, nothing staged.

A shower room taken back to the joists

The floor had been wet for long enough to soften the boards, so there was no point tiling over it. We stripped the room out, lifted the floor, opened the stud wall to get at the old pipework, and rebuilt from the structure up. New runs, boarded, tanked, then tiled in large-format porcelain with a brushed-brass quadrant enclosure and a wall-hung vanity.

Lukewarm water in a flat on a heat network

The block had told the resident it was a building problem. It wasn't. The heat interface unit came off the wall cover first: plate exchanger furred up, a sticking actuator on the domestic side, and a pump running on the wrong setting. Descaled, actuator replaced, pump reset, then flow and return readings taken off the heat meter before and after so the resident had proof rather than a promise.

Looking inside the floor before anyone lifts it

Two cameras do most of the work before a single board comes up. The endoscope goes into the void, between the joists or behind a wall, so a suspected leak can be looked at directly instead of guessed at — you see the pipe, the insulation and the water. The thermal camera goes over an underfloor heating manifold to check the circuits are actually doing their job: a loop running cold, a cold spot in a room, or air sitting in a line all show up as a temperature that doesn't match its neighbours. The air then comes out at the manifold and the floor heats evenly again.

Behind the panels

What it looks like before the boards go back

Read left to right. The first two are the shower room above on days two and three, after the strip-out and before anything went back. The last two are a cylinder cupboard on a different job, before and after. None of it is visible once the boards go on, which is why you get a photograph of every stage.

Not sure whether it's urgent?

Describe what's happening and Ivan will tell you straight whether it needs someone tonight or can wait until Monday. That call costs nothing either way.

Who we are

Ivan Todorov, and how he works

The man who quotes your job is the man who does it, and the man you ring in eighteen months if a valve starts weeping. No subcontractors, no call centre, no engineer you have never met turning up on your doorstep.

How we like to work

Dust sheets down before the tools come out. A photograph of anything we find behind a wall, sent to you before we act on it. A tidy at the end of every day, and a working toilet left on site wherever the layout allows.

What you get in writing

A fixed price before the first fitting is touched. Readings and photographs of anything we diagnose, so the diagnosis can be checked. And two years on our labour, from the same phone number you rang in the first place.

How it works

Four fixed points

Call or message

Ivan answers. Three questions is usually enough to say whether it needs someone tonight or can wait until Monday.

Price agreed

A range on the phone, a firm figure in writing once we've seen it. Turning it down costs you the attendance charge and nothing else.

The work

Ivan throughout. Anything unexpected behind a wall is photographed and priced before we touch it.

Handover

We walk it through with you, leave the certificates, and come back free within two years if anything moves.

Not sure you are in reach? Ring and ask — inside the M25 the answer is yes, and if you are outside it we'll pass you to someone we'd use on our own houses.

Questions

Before you ring

Do you charge a call-out fee?

There's a charge to attend and diagnose, quoted to you on the phone before we set off, and it comes off the bill when you go ahead. On accepted jobs there's effectively no call-out charge.

Can you work on cast iron and lead?

Yes, regularly. Most of the older stock round here still drains through original cast iron. We survey with a camera before quoting, because a stack that needs descaling shouldn't be sold as a stack that needs replacing.

How long does a repipe take?

Five to eight working days for a typical terrace, depending on access and how much the floors give up. You keep water overnight throughout, apart from one planned changeover day.

Is the quote genuinely fixed?

Yes, unless we lift a floor and find something nobody could have seen. Then we stop, photograph it, and agree the difference in writing before carrying on.

What's guaranteed?

Two years on our labour, and the manufacturer's warranty on anything we install — which we claim on your behalf rather than handing you a phone number.

When do we pay?

After the work, by card or transfer. No deposit on repairs. Larger jobs are staged in three: materials, midpoint, sign-off.

Tell Ivan what's happening

Two minutes on the phone is usually enough to know whether you need someone tonight.
