HIU servicing and repair, done by someone who knows them

If your flat is on a communal heat network, you have a heat interface unit in a cupboard. Most plumbers will not touch one. Ivan works on them every week.

What's involved

HIU Specialist in detail

What an HIU actually is

In a block on district heating there is no boiler in your flat. Hot water arrives from a central plant and passes through a heat interface unit, which transfers that heat to your taps and radiators through plate exchangers.

It looks like a boiler, it is not one, and diagnosing it like one is why so many residents are told nothing is wrong while the shower stays lukewarm.

  • Danfoss, Evinox, Alfa Laval, SAV and others
  • Plate heat exchangers and actuators
  • Keep-warm and control strategies
  • Works with the network, not against it

The faults we see most

Lukewarm hot water that never gets hot is usually a scaled plate exchanger or a stuck actuator, not a fault with the network. Heating that works while the hot tap is off, and fails when it runs, points to a control valve.

Noise, hammering or a unit that never stops running are usually strainer or differential pressure problems. Each has a different fix, and none of them needs the whole unit replaced.

  • Lukewarm or slow hot water
  • Heating drops out when a tap runs
  • Banging, whistling or constant running
  • Repair diagnosed before replacement

Servicing

Annual service: strainers and filters cleaned, plate exchangers checked and descaled where needed, actuators and control valves tested, temperatures and differentials recorded before and after.

You get the readings. If your landlord or the heat network operator disputes that there is a problem, those numbers are the argument.

  • Strainers and filters cleaned
  • Plate exchanger descaling
  • Temperatures recorded before and after
  • Written report for landlord or operator

Replacement and upgrades

Where a unit is genuinely beyond economic repair, replacement is a half-day job in most flats and the network side rarely needs touching.

We will tell you plainly when a repair is the better option — replacing an HIU that needed a forty-pound strainer clean is depressingly common.

  • Half a day in most flats
  • Like-for-like or upgraded unit
  • Commissioning and handover records
  • Honest repair-versus-replace verdict

Questions

Asked most often

My hot water is lukewarm. Is that the building or my flat?

Nine times out of ten it is the unit in your flat, and it is fixable without the network being involved. We measure the incoming temperature first, which settles the question in ten minutes.

Does my landlord have to arrange this?

Not necessarily. If you are a leaseholder the HIU is usually yours. If you rent, we can send the report straight to the landlord or agent.

How often should an HIU be serviced?

Once a year, like a boiler. Most never are, which is why so many end up running badly within five years.

Do you work outside Twickenham for HIUs?

Yes. HIU work takes us across London, since there are few people doing it. Ring and we will tell you honestly whether the journey makes sense.

Not sure what you need?

Describe what's happening and Ivan will tell you straight whether it needs someone tonight or can wait until Monday. That call costs nothing either way.
